Tenant must promptly notify landlord of any repairs needed. Tenant will be responsible for damages beyond normal wear and tear. Water Softener/AC maintenance: Tenant is responsible for adding salt pellets to the water softener and replacing the AC filter as needed. Landscaping: Tenant is responsible for basic lawn care, including mowing, edging, and keeping exterior areas tidy. Renter's Insurance: Tenant is required to carry renter's insurance for the duration of the lease, with proof of coverage provided before move-in. Guests: Short-term guests are welcome, but guests staying more than 7 consecutive nights or more than 14 total nights in a month must be approved by the landlord in writing. Lease Options & Rent 12-month lease (standard): $2,100/month 6-month lease (flexible): $2,300/month Rent due on the 1st of each month Grace period: 3 5 days Late fee: $50 after 5th day- $25 per additional day after the 15th Rent can only be increased once per year Receipts provided digitally or in print upon request Accepted payment methods: Personal check or payment app of tenant's choice (subject to landlord approval) Deposit Security deposit: 1 month's rent (fully refundable, less any damage or outstanding balances) Pets Allowed: Up to 2 dogs (subject to landlord approval) Pet fee: $100/month for up to 2 dogs Restrictions: No aggressive breeds. Dogs must be under 50 lbs. Photos and vet records may be requested.
