Screening Criteria: Tenants must have a minimum 675 credit score. No 30-day late payments on any credit/rent account within the last 12 months No 60-day late (or worse) payments on any credit account within the last 24 months Minimum income 2x monthly rent Security Deposit of $900 Nonrefundable screening fee up to $55 which includes credit check, national background check, and a rental screening check. At least 1 adult applicant, or a proxy, must see the inside of the unit prior to applying. General Statements -- 1. When you apply, your credit and background will be pulled electronically and you will be charged immediately. For this reason application fees are non-refundable 2. If Applicant(s) make any derogatory or offensive comments, and/or act in a threatening, combative, intoxicated or disorderly manner, during any phase of the inspection, meeting or application process will result in a denial of your application. 3. Inaccurate or falsified information will be grounds for denial of the application 4. Incomplete applications will not be approved. Income Requirements -- All income must be from verifiable legal sources. (Verifiable income may mean, but is not limited to: Employment, Bank Accounts, Alimony/Child Support, Trust Accounts, Social Security, etc). If employment income is being used, 2 most recent pay stubs from your employer will be required.
